Property is where small drafting mistakes become big problems. In India the Transfer of Property Act 1882 and the Registration Act 1908 set the rules, stamp duty and registration vary by State, and a document that is not registered when it should be can simply fail to pass title. Whether you are renting out a flat, selling a property or appointing someone to act for you, the right document -- correctly stamped and registered -- is what protects you. These templates are built for Indian property practice.

When to use these templates

When you rent out or take a property. A leave and license or rent agreement fixes the rent, deposit, term, maintenance and the rights of each side. Many owners keep the term to eleven months to manage registration and rent-control exposure, but the choice has consequences.

When you sell or buy property. A sale deed transfers ownership and must be stamped and registered to be effective. An agreement to sell records the terms before the deed and the advance paid.

When you need proof of payment. Rent receipts document the amount, period and mode of payment -- useful for tenants claiming house-rent allowance and for owners keeping clean records.

When someone must act for you on a property. A property power of attorney lets a trusted person manage, let or deal with a property, but it does not by itself transfer ownership.
