When to use these templates
When you rent out or take a property. A leave and license or rent agreement fixes the rent, deposit, term, maintenance and the rights of each side. Many owners keep the term to eleven months to manage registration and rent-control exposure, but the choice has consequences.

Legal framework and key points to watch
The Transfer of Property Act 1882 governs leases, sales and gifts of immovable property. Registration is the key point: under the Registration Act 1908 a sale of immovable property above the statutory value, and a lease from year to year or for a term exceeding one year, must be registered. Many residential lettings use an eleven-month leave and license precisely to stay below the compulsory-registration threshold, though States and the Model Tenancy Act 2021 increasingly encourage registration.
Stamp duty is a State subject and varies widely; an under-stamped deed can be impounded and is inadmissible until duty and penalty are paid. Rent control adds another layer: several States still have Rent Control Acts that restrict eviction and rent increases, which is one reason owners prefer the leave and license route.
A word of caution on power of attorney. A property POA authorises someone to act, but the Supreme Court has held that a sale through a general power of attorney does not by itself convey title -- a registered sale deed is still required. Treat a POA as a tool to manage or represent, not as a substitute for a proper conveyance.
